The brief

The property had been sitting empty and was no longer fit to let in its current state. The kitchen and bathroom were past their useful life, the flooring was worn through in places, and the decoration had taken a beating over the years.

The brief from the client was straightforward: strip it back, replace what needed replacing, and bring the finish up to a standard a new tenant would walk into and be happy with. Fixed budget, fixed date, no surprises.

Kitchen

The old kitchen came out in full, units, worktops, splashback and all. Plumbing was reworked behind the units, walls patched and repainted, and a new kitchen installed in its place. New flooring laid throughout the room, all sealants finished cleanly, and appliances connected and tested.

Bathroom

Full bathroom strip-out down to the joists and brickwork. Walls and floor tanked and waterproofed properly before any tiles went back on. New suite installed, fresh tiling top to bottom, plumbing pressure-tested, and grout and silicone finished to a sharp line.

Living areas

Old flooring lifted across the lounge and hallway, subfloor levelled, and new flooring laid throughout. Walls and ceilings filled, sanded, and repainted in a clean, neutral finish. Skirtings and architraves repaired or replaced where needed.

Bedrooms

Same approach across the bedrooms: old carpets and underlay lifted, walls and ceilings prepared and repainted, new flooring fitted. Light fittings checked, doors eased and adjusted where they were catching, and all snags cleared before final clean.
