1. Introduction & Agreement
These Terms & Conditions ("Terms") govern your use of the SBB Group website and the provision of renovation services. By visiting our website, requesting a quote, or engaging our services, you agree to be bound by these Terms.
If you do not agree with any of these Terms, you should not use our website or services.

2. Scope of Services
SBB Group provides interior renovation services including (but not limited to):
- Kitchen renovations
- Bathroom refurbishments
- Flooring installation
- Painting & decorating
- Installation-only services
The specific scope of work will be detailed in the written quotation and contract agreement.
3. Quotations & Pricing
3.1 Free Quotations
We provide free, no-obligation quotations for renovation projects. Quotations are valid for 14 days from the date of issue. After 14 days, site conditions or material prices may have changed, and we may need to provide an updated quote.
3.2 Fixed Price Quotes
Unless otherwise stated, quotations are fixed-price and include labour, materials, and specified works. The price quoted is what you will pay, subject to any variations agreed in writing.
3.3 Variations & Additional Costs
If unforeseen structural issues or additional work is discovered during the project (e.g., asbestos, rot, hidden damage), we will inform you immediately with a cost estimate. Work will not proceed on these additional items without your written approval.
3.4 Cost of Materials
Material prices are based on current supplier rates at the time of quotation. If supplier prices increase significantly before project commencement, we reserve the right to pass on legitimate cost increases with prior written notice.
4. Contract & Booking
4.1 Acceptance of Quote
A quotation becomes a binding contract only when you have:
- Approved the quote in writing (email, signed form, or verbal confirmation recorded)
- Provided a deposit (if applicable)
- Signed the formal contract or booking form
4.2 Required Information
You agree to provide accurate information about your property, including:
- Property condition and any known issues
- Access restrictions or special requirements
- Utilities locations (water, gas, electrics)
- Building regulations or tenant requirements (if applicable)
Failure to disclose relevant information may result in additional costs or project delays.
5. Payment Terms
5.1 Deposit
A deposit of [30-50%] is required to secure your booking and confirm the project start date. The balance is due upon completion or as agreed in the contract.
5.2 Payment Methods
We accept bank transfer, credit/debit card, and cash. Payment details will be provided in your quotation or contract.
5.3 Late Payment
Invoices are due within 7 days of completion unless otherwise agreed. Late payment may result in suspension of warranty services and future work. We reserve the right to charge interest on overdue amounts in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.
5.4 Cancellation & Refunds
Once work has commenced, the deposit is non-refundable unless cancellation is due to our failure to perform the contract. If you cancel before work begins, a £250 cancellation fee applies to cover administrative costs. Any balance already paid may be retained.
6. Project Timeline & Delays
6.1 Scheduled Dates
We provide estimated timelines in our quotations. While we aim to stick to schedules, the actual duration may vary due to factors beyond our control including:
- Unforeseen structural or technical issues
- Supplier material delays
- Building regulation inspections
- Extreme weather
- Third-party access restrictions
6.2 Communication
We keep you informed of project progress and any delays. We will notify you immediately if delays are anticipated and provide a revised completion date.
6.3 Your Responsibilities
To keep the project on schedule, you must:
- Provide property access during agreed working hours (Mon–Fri, 8am–6pm)
- Arrange removal of existing fixtures or furniture as needed
- Have utilities (water, gas, electric) accessible
- Make timely decisions on material choices
7. Warranty & Guarantees
7.1 Our Workmanship Warranty
All labour and workmanship is guaranteed for 12 months from the date of project completion. If defects appear within this period due to our workmanship, we will return at no charge to repair or rectify the issue.
7.2 Materials Warranty
Materials and products carry their manufacturer's warranties, which typically range from 1–5 years depending on the product. We will assist in making warranty claims with manufacturers if required.
7.3 What Is NOT Covered
The warranty does NOT cover:
- Damage caused by misuse, neglect, or lack of maintenance
- Normal wear and tear
- Damage from accidents, water damage, or flooding
- Issues arising from client-made modifications
- Cosmetic imperfections not affecting functionality
- Third-party installations or alterations to our work
- Issues caused by structural movement or building subsidence
7.4 Warranty Claims
To claim warranty, notify us in writing within 7 days of discovering the defect. We will inspect the work and, if justified, arrange a visit to repair at no cost within 14 days.
8. Property Access & Site Conduct
8.1 Property Access
You grant us permission to access your property during working hours (Monday–Friday, 8am–6pm) for the duration of the project. Emergency access may be requested for urgent situations.
8.2 Property Protection
We will:
- Protect floors and surfaces with protective coverings
- Conduct daily clean-up of work areas
- Dispose of waste responsibly
- Minimize disruption to adjacent properties
8.3 Site Safety
You are responsible for ensuring that:
- Children and pets are supervised or removed during working hours
- The site is safe for our team to work
- Hazardous materials are declared in advance
8.4 Liability for Property Damage
While we take precautions to protect your property, we are not liable for:
- Damage to items not removed from the work area
- Breakage of fixtures beyond our control during removal
- Accidents caused by pre-existing property defects
We carry public liability insurance covering accidental damage caused directly by our negligence. Details available on request.
9. Building Regulations & Compliance
9.1 Building Regulations
If your project requires Building Regulation approval (kitchens, bathrooms, electrics, gas), we will inform you during the quotation stage. Building Regulation approval is your responsibility unless we've agreed otherwise in writing. Costs are typically quoted separately.
9.2 Planning Permission
Most interior renovations do not require planning permission. However, if your project affects the external appearance or structure, planning permission may be required. We advise you to check with your local planning authority. We are not responsible for obtaining planning permission unless specifically contracted to do so.
9.3 Party Wall Act
If work affects party walls, the Party Wall Act 1996 may apply. You must notify adjoining properties as required by law. We are not responsible for Party Wall compliance unless you have specifically instructed us to manage this.
10. Health & Safety
10.1 Our Responsibilities
We comply with Health & Safety at Work regulations including:
- Proper use of safety equipment
- Risk assessments for hazardous work
- Safe removal and disposal of materials (including asbestos if found)
10.2 Your Responsibilities
You must disclose any known hazards:
- Asbestos-containing materials
- Lead paint (pre-2000s properties)
- Japanese knotweed or other invasive plants
- Mold, rot, or pest infestations
Failure to disclose known hazards is a breach of these Terms and may result in project suspension and additional costs.
11. Insurance & Liability
11.1 Our Insurance
We carry public liability insurance for up to £[10M]. A copy of our insurance certificate is available on request.
11.2 Your Insurance
We recommend you maintain home/contents insurance throughout the project. Our insurance does not cover your personal belongings.
11.3 Limitation of Liability
Our liability for any breach of these Terms is limited to the value of the contract, except in cases of personal injury or death caused by our gross negligence.
12. Cancellation & Dispute Resolution
12.1 Cancellation by Client
You may cancel the contract:
- Before work starts: £250 cancellation fee applies; deposit is forfeited
- After work commences: Full charges apply for work completed plus materials purchased
- Due to our breach: Full refund of deposits, cancellation fee waived
12.2 Cancellation by SBB Group
We may cancel if:
- Payment is not received as agreed
- Property access is denied or severely restricted
- You breach health & safety requirements
- Structural conditions make the project unsafe
12.3 Dispute Resolution
If a dispute arises:
- Contact us in writing with details of the complaint
- We will respond within 7 days
- If unresolved, disputes will be escalated to senior management
- Final disputes may be referred to alternative dispute resolution or legal proceedings
13. Limitation of Liability
To the fullest extent permitted by law, SBB Group shall not be liable for:
- Any indirect, incidental, or consequential damages
- Loss of profits, revenue, or business opportunities
- Loss of use or enjoyment of your property
- Costs of alternative accommodation during work
This limitation does not apply to claims for personal injury, death, or fraudulent misrepresentation.
14. Data Protection & Privacy
Your personal data is processed in accordance with our Privacy Policy. By engaging our services, you consent to data processing as outlined in that policy.
15. Intellectual Property
All design concepts, plans, and recommendations created for your project remain our intellectual property unless purchased separately. However, you retain ownership of the finished work on your property.
16. Governing Law & Jurisdiction
These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the English courts.

18. Changes to Terms
We may update these Terms from time to time. Changes apply only to new contracts. Your existing contract terms remain unchanged.
